Fort Carson's Gate 4 stops letting traffic in at 1 p.m. on weekdays, runs outbound only until 9 p.m., and closes entirely on weekends and holidays.
I'm Leah Behr, a REALTOR® with the Behr & Behr Team in Colorado Springs, and my answer to the question is short: pick the gate, then the neighborhood. Fort Carson pulls south and southwest, Peterson pulls east along Powers, Schriever pulls far east, and the Academy pulls north.
What follows is the honest version of those four drives. I am not a lender, so the loan side lives in Brandon's VA loan basics for Northgate buyers.
One housing allowance, four different drives
Here is the fact that reframes the search. Colorado Springs is a single military housing area, CO046. The Defense Travel Management Office rate lookup returns the same Basic Allowance for Housing figure for a pay grade whether the address is in Fountain, Falcon, Northgate or Cimarron Hills. It does not rise because you moved closer to the fence.

The money is fixed and the minutes are not, which makes the commute the real variable, and it is the one buyers underweight in June and resent in February.
On-post housing is the other lever, and here is what I could not find. Fort Carson's family housing is privatized, and Tierra Vista Communities states that it manages housing at Peterson and Schriever. Neither publishes a current wait list length I could locate, and I will not repeat a forum number. Call the housing office with your rank, bedroom count and report date, and ask for the wait in weeks.
Fort Carson, and why the gate matters more than the address
Fort Carson sits south of the city and is the largest installation here by a wide margin. The Army's Fort Carson fact sheet, current as of February 2025, lists 23,716 active duty soldiers, 57,220 family members and 5,412 civilian employees, a total of 89,630 people, with an annual economic impact of $2.55 billion.
Its gates face three different sides of the post and do not keep the same hours. From Fort Carson's visitor information page, last updated June 23, 2026:

Read that as a map of where to live. Gates 5 and 6 face Highway 115, the southwest approach past Cheyenne Mountain. Gate 4 faces South Academy. Gate 20 faces I-25, the Fountain, Security-Widefield and Mesa Ridge approach. Five of the eight are closed or weekday-limited, so a house picked for its proximity to Gate 5 becomes a longer drive the first weekend you need to be on post.
Realistic areas by approach: Fountain, Security-Widefield, Stratmoor and the Mesa Ridge corridor off I-25; Broadmoor Bluffs, Skyway and the Highway 115 corridor southwest; and the south end of the central city off South Academy. The Visitor Control Center, Building 1203 off Nelson Boulevard, runs 5 a.m. to 1 p.m. daily, which matters on move-in week.
Now the part buyers do not want to hear. Briargate, Cordera and Wolf Ranch are among the most-searched neighborhoods in this city, and they are a poor Fort Carson commute, crossing the entire metro area twice a day on I-25 or Powers. The Pikes Peak Area Council of Governments, in its 2050 Long Range Transportation Plan materials, describes Gate 20 as "the busiest gate and is undersized, causing backups affecting Mesa Ridge Parkway, South Academy Boulevard, and I25." That backup sits on top of the crossing, not instead of it.
Peterson, on the airport side of the city
Peterson Space Force Base shares an airfield with the Colorado Springs Airport on the east side of the city, which puts it inside the metro area rather than beyond it. The City of Fountain's military snapshot, dated December 2024, counts Peterson and Schriever together at 6,373 active duty, 11,069 family members and 27,486 people supported. Peterson is the easier of the two to live near.
The areas within a straightforward drive are the Powers corridor and the east side: Stetson Hills, Springs Ranch, Claremont Ranch, Cimarron Hills, the Constitution and Barnes area east of Powers, and Banning Lewis Ranch further out. Security-Widefield and north Fountain also work by way of Powers south. The trade is that the newest housing stock in the county carries the heaviest special district math. Banning Lewis Ranch Metropolitan District #8 levied 61.321 mills for tax year 2025 and stacks on Regional District #1 at 12.019, for 73.340 mills before the county, city, school district or library takes anything, per the El Paso County Treasurer's certified mill levy table.

Schriever, and the drive nobody sugarcoats
Schriever is genuinely remote, and I would rather say that plainly than sell you a subdivision. It sits east of the city on the plains, and the route I drive with clients runs out State Highway 94 past the last of the development. An archived 50th Space Wing fact sheet, captured by the Internet Archive in 2016, put it approximately 10 miles east of Peterson. I could not verify a current official distance from the garrison, so treat that as historical and drive it yourself.
No neighborhood sits adjacent to Schriever the way Fountain sits adjacent to Fort Carson. The closest options are the far east side and the Falcon area: Banning Lewis Ranch, Claremont Ranch, Meridian Ranch, Woodmen Hills, and acreage around Peyton and Ellicott. Everything else is a highway commute, in a place where blowing snow closes plains roads several times a winter.
Two tradeoffs out there. The tax line follows you: Meridian Ranch levied 32.168 mills for tax year 2025 plus a 20.000 mill subdistrict, per the same Treasurer table. And acreage east of Falcon usually means a private well and septic, which pulls El Paso County Public Health's required transfer-of-title inspection into your contract, paid for by the seller. Neither is a reason to avoid the area. Both are reasons to price it correctly.
The Air Force Academy, and the pass office is the bottleneck
The Academy occupies the northwest corner of the city along I-25 and enrolls more than 4,000 cadets, per its own about page. The realistic areas are north and west: Northgate, Gleneagle, Flying Horse, Pine Creek, Rockrimmon and Peregrine, plus Monument, Woodmoor and the Tri-Lakes towns.
The detail that catches newcomers is not the drive, it is the paperwork. Per the Academy's visitor page, last updated July 16, 2026, "100% ID checks are in effect at all gates" and "all visitors without a DoW ID card must have a sponsored pass." The Pass and Registration Office sits outside the South Gate, reached from I-25 Exit 150, and runs weekdays 7:30 a.m. to 3 p.m. The same page warns of "wait times of 1-2 hours" at peak. The Hosmer Visitor Center at 13303 True North Road, just outside the North Gate, opens daily 9 a.m. to 5 p.m. and needs no base access.

PCS season decides your timing more than the market does
U.S. Transportation Command describes peak permanent change of station season as roughly mid-May through mid-September, and stated in a July 18, 2022 release that most moves fall in that stretch. That compresses buyers and sellers into Memorial Day through Labor Day.
Underneath that: Pikes Peak REALTOR Services Corp reported a median sale price of $499,900 for June 1 through June 30, 2026 across El Paso and Teller counties, with 45 average days on market and 3.3 months of inventory. The Pikes Peak Association of REALTORS reported the same month's median as $499,999 with 42 average days, in coverage published July 9, 2026. Same MLS, two published numbers.
A July report date means competing with everyone else's July report date. If your orders leave any flexibility, the quiet stretch is not in summer. And selling on the way out, a listing that sat through October often draws three showings in a week the following June.
What I can and cannot tell you about schools
Districts here do not follow ZIP codes, city limits or subdivision names, and one installation can sit in two. Fountain-Fort Carson 8 runs five of its thirteen schools on the Fort Carson installation, and Widefield 3 also covers portions of the Fort Carson census-designated place. Anyone who says "Fort Carson is District 8" is half right, which in a contract is the same as wrong. Broadly, the areas above sit in Fountain-Fort Carson 8, Widefield 3 and Harrison 2 south; Cheyenne Mountain 12 southwest; District 49 and the Falcon-area districts east; Academy 20 north; and Lewis-Palmer 38 in the Tri-Lakes.
On quality I will give you the state's own words and nothing else. The Colorado Department of Education rated Academy 20, Cheyenne Mountain 12 and Manitou Springs 14 as Accredited with Distinction for 2025; Widefield 3, Fountain 8, District 49, Lewis-Palmer 38, Ellicott 22 and Peyton 23 Jt as Accredited; and Colorado Springs 11 and Harrison 2 as Accredited with Improvement Plan. Those are 2025 ratings and they move year to year. I do not steer buyers toward or away from any area by district. Verify the assignment at the address with the district registrar, in writing, before you write an offer.
Noise, briefly
Live-fire training at Fort Carson carries well past the installation boundary under certain weather, and aircraft operations affect the Peterson and Academy sides differently. That deserves published contour data rather than a paragraph, so it gets its own post. Meanwhile, stand in the backyard on a weekday morning and again on a Saturday.
How to check a gate and an address before you sign
Free, public, and worth about an hour total.
- The installation's own visitor page. Fort Carson posts gate names, locations and hours at home.army.mil/carson under visitor information, with a last-updated stamp. The Peterson-Schriever Garrison posts its gate and Visitor Control Center details under Installation Visitors. The Academy posts access rules at usafa.edu/visitors.
- DBIDS pre-enrollment. The garrison page, revised January 2, 2025, states that the Trusted Traveler Program is suspended and that "all visitors will be required to obtain a base pass, even when traveling with a military ID card holder." Pre-register at dbids-global-enroll.dmdc.mil.
- The BAH lookup. travel.dod.mil, by ZIP, year and pay grade.
- Drive it twice. Once at your report time, once on a Saturday when the weekday gates are closed. Time the gate line, not just the mapping app's guess.
- El Paso County Assessor parcel search. The record lists every taxing entity on the address, which is how you catch a 73-mill metro district before it catches you.
- The district's address lookup, then the registrar. The map file renders a boundary. The registrar enrolls your child.
- Pikes Peak Regional Building Department permit search. Free by address, and it shows whether the foundation was engineered.
How I would run this with fresh orders in hand
Start with the gate you will actually use, and confirm its hours on the installation's page rather than assuming the nearest one is open. Draw the search area around that gate. Pull the BAH figure for your grade. Check the tax line on every candidate address, because two houses at the same price on opposite sides of Powers can carry a four-figure annual difference. Then drive it, twice.
In that order, the neighborhood question mostly answers itself. Backward, starting from a subdivision someone named in a spouse group, you can end up 40 minutes and one closed weekend gate from where you meant to be.
